Historically, people have believed that spring is the best time to sell – after all, everything and everyone seems brighter after the cold winter and the sense of new beginnings lingers in the air. However if you ask estate agents the very same question and look at their sales results, many would argue that in a strong market, September could be the best time to sell.

The summer isn’t thought to be a good time to sell a house as many people are away on holiday and if they have children, they are usually preoccupied with the school holidays. This results in a huge part of the market being missed, especially those looking for family homes. Once children are back at school, parents then have the time to pick up the viewing process, giving it their full attention. In addition to this, houses are still glowing from the summer months with gardens in full bloom. The evenings also stay light until early October, making viewings easier to arrange and very often, the UK is blessed with an Indian summer, once again making homes look brighter. 

We all dream of putting a property up for sale, accepting an offer and moving out in quick succession but the reality is that if you want to do things properly then it takes time. Buyers see Christmas as a key-influencing factor, with many people determined to move in time for the big day. As a result, this means that September is the perfect month to sell if you are considering a pre-Christmas move. Just imagine putting up your Christmas tree in your brand new pad.

The sense of the New Year also affects potential homebuyers. During September, people use New Year as a goal, determined to be moved in for a fresh start. However, the further through winter we get and the closer December reaches us, often people hold the belief that they should wait until next year so don’t wait any longer – put your property up for sale now!

School application processes are also another reason why September is a great time to sell your home. Families with young children, looking for a property, will want to be settled into a new address in a desired catchment area in time for the deadline at the end of January/ beginning of February.
